The Phoenix office of JLL has signed a 30,257-square-foot lease that relocates and expands the corporate headquarters of technology company Showit to downtown Chandler, Arizona.

Founded in Santa Barbara, California, in 2006, Showit focuses on providing a no-code website building platform for creative entrepreneurs and website designers. With its new lease, the company joins the tenant roster at The Johnathan, a 107,510-square-foot, Class A creative office building located at 55 N. Arizona Place, in the heart of downtown Chandler.

JLL Vice President Kyle Seeger, Senior Managing Director Ryan Bartos and Executive Vice President Jami Savage-Gray represented Showit in its lease negotiations. JLL Senior Vice President Brett Thompson represented the building owner, Asana Partners.

Extensively renovated in 2021, The Johnathan and sister building The Alexander offer shared tenant amenities including two training rooms, a tenant lounge, video greenroom, mother’s room, billiards room, library and on-site Kaleidoscope Juice café. It also features a fitness center with a yoga studio and meditation room, and outdoor spaces including a garden area, dog patio and gaming area with bocce ball.

The building is served by an adjacent parking garage and is surrounded by a highly walkable downtown area with expansive retail, dining and residential development.

“The Johnathan is uniquely qualified to support Showit’s focus on creativity and technology,” said Seeger. “It is premiere office space in a submarket with decreasing vacancies and limited new supply, and a growing list of tech and innovation companies that are choosing Chandler as home.”

The Johnathan is minutes from the Loop 202 freeway, linking the property to a deep local labor pool, expansive residential housing and both Sky Harbor and Mesa Gateway airports.

Showit is expected to move into its new offices in February 2026.

To prepare for its grand entrance in the state, J. Alexander’s is building a dedicated team to provide the outstanding service and culinary excellence for which the brand is known. The Chandler location plans to hire approximately 90 – 100 team members for both front-of-house and back-of-house positions, ensuring every guest enjoys a refined and memorable dining experience.

Construction has kicked off on Envision 56 in Chandler, Arizona, where industrial development is seeing a new trend aimed at supporting smaller tenants. The Opus team announced they have set the wheels in motion for the two-building Class A speculative industrial project located near North 56th Street and West Chandler Boulevard. In a move that diverges from the usual large-format, multi-tenant offerings, this 125,000-square-foot development is targeted at single-user occupancy, offering state-of-the-art facilities to tenants who may have previously been overlooked in the rapidly expanding industrial scene of the Phoenix metro area.

Matt Visnansky, Opus' vice president and general manager of real estate development, shared his insights on the project. "The vast majority of new speculative industrial development in and around Phoenix has focused on large, multi-tenant buildings that are designed for larger users. Clearly there’s demand for those larger footprints, but that focus has inadvertently kept smaller users out of modern Class A space," he explained. According to a statement obtained by the City of Chandler's official website, Visnansky and his team believe that Envision 56 will fill a notable gap in the market. This opportunity could be a game-changer for small-scale operators in the region, who are now being offered a tailor-made solution in a prime location.

Local authorities have welcomed this fresh addition to Chandler's business landscape. Mayor Kevin Hartke praised the initiative, "Chandler continues to attract high-quality development projects that strengthen our local economy and create opportunities for our community," as per the information found on the Chandler City news hub. With a clear focus on community and economic development, officials like Mayor Hartke view such projects as integral to the sustained growth and diversification of Chandler's economic offerings.

Economic Development Director Micah Miranda also weighed in, noting the potential benefits of the Envision 56 project for the West Chandler Employment Corridor. "Opus’ investment in Envision 56 highlights the continued demand for the West Chandler Employment Corridor. This project not only enhances the area’s industrial capacity but also reflects the City’s commitment to fostering a business-friendly environment where companies can thrive and our workforce can prosper," he told the City of Chandler's publication. Miranda's statement underscores the strategic significance of the development within the local industrial sector and its expected contribution to the city's appeal as a place of business.

As for the specifics, the first building located at 375 N. 56th St. will span 37,000 square feet and feature a 28-foot clear height with four dock doors, while its partner at 385 N. 56th St. offers 88,000 square feet, a 32-foot clear height, and has six dock doors. Details on the site reveal that each edifice will be equipped with a secure truck court, ample parking that includes EV-ready spaces, two drive-in doors, and enhanced natural lighting via clerestory windows. Opus not only takes on the role of developer but also wears the hats of design-builder and architect and structural engineer for the project. Completion is pinpointed for June 2026, with Mark Krison and Luke Krison of CBRE leading the charge on marketing these spaces for lease.
