When companies experience financial difficulties, they might often sell off property to make some cash. In many cases, the companies lease the property back so as not to move their facilities, so not many things change. This is apparently what is going to happen to Intel's campus in Folson, California, reports OregonLive.

The company is set to sell its 150-acre Folsom, California campus, but keep the site operational. Intel plans to keep its Folsom site near Sacramento operational as the facility currently houses some 5,000 employees who mostly work on software, including GPU drivers, cloud software, and system software. The company aims to optimize the use of the property, which includes seven buildings with 1.6 million square feet of office and lab space. In particular, Intel plans to ink partial leaseback agreements.

The company is also reviewing its 50-acre Hawthorn Farm property in Oregon and consolidating activities at its Santa Clara headquarters. In Oregon, Intel is assessing its smallest site, Hawthorn Farm, which houses offices and labs used for motherboard technology research. The property, operational since the late 1970s, saw 124 job cuts recently but has no immediate plans for sale. Intel is encouraging employees to move to more densely occupied sites in the state. These measures target eliminating underused spaces and fostering in-person collaboration at major hubs.

"We are shifting our global real estate strategy to focus on fewer, more populated locations and eliminate underutilized space," a statement by Intel published by OregonLive reads. "This approach will foster greater in-person collaboration at our largest sites while also delivering cost savings for the company."

Sales and leasebacks have become a strategic tool for Intel to generate cash from its real estate portfolio. While the company is downsizing and consolidating operations, it continues to refine its long-term strategy to balance cost savings while maintaining operational capabilities. This strategy aims to strengthen collaboration, reduce waste, and position the company to recover from its current financial and competitive challenges.

The decision to adjust real estate holdings aligns with Intel's aim to reduce costs by $10 billion. This has already resulted in 15,000 job cuts globally, including 272 in Folsom and 1,300 in Oregon.

A popular New York-based burger chain is opening a third location in the Sacramento area this month.

Shake Shack is expected to open at 210 Palladio Parkway, Suite 2106, in Folsom on Wednesday, Nov. 20.

Here’s all you need to know:

Shake Shack started out as a hot dog stand in New York City in 2001.

According to a fiscal year report released in February, the fast food chain has expanded to more than 510 locations since 2004.

There are more than 330 U.S. locations in 33 states and the District of Columbia, and as well as 180-plus international locations including spots in London, Shanghai and Mexico City.

The Sacramento area’s newest Shake Shack location occupies 3,699 square feet of space at the Palladio shopping center in Folsom, next to Noah’s Bagels. It’s near the plaza’s parking structure.

The north Sacramento County location is Shake Shack’s third restaurant in the capital region.

According to a Palladio news release, Shake Shack will employ 50 people.

“We are very excited for Shake Shack opening (its) location here in Folsom,” Palladio general manager Gloria Wright said. “The region has been asking for a Shake Shack for a long time. So not only will the locals be happy, but certainly the tourism up and down Highway 50, because they use this stop going up to Apple Hill or up to Tahoe.”

Wright added that the new location gives travelers “just one more reason to exit the freeway and come shop at Palladio and have a great meal at Shake Shack.”

The first Shake Shack in Sacramento opened in 2019 at the Ice Blocks shopping center in midtown Sacramento.

Another location opened inside of the Westfield Galleria mall in Roseville in 2020.

Shake Shack is known of its hamburgers, hot dogs, French fries and milkshakes.

The fast food chain serves up burgers made with 100% Angus beef from cows humanely raised and grazed in the United States, the company’s website said. Patties are never frozen and contain no hormones or antibiotics.

A single Shackburger starts at $7.99. The price can increase based on signature meals and add-ons.

Want some fries on the side? Regular crinkle-cut fries are $4.49, while cheese and black Parmesan truffle fries are $5.99 and bacon cheese fries are $6.99.

Soft beverages start at $3.99, with lemonades ranging in price from $4.49 to $4.99.

Signature shakes cost $6.49 to $6.99. You can add whipped cream or make it a malt for 49 cents.

Shake Shack in Folsom will be open from 10:30 a.m. to 10 p.m. daily.

According to Wright, Palladio is adding a total of three businesses this fall, filling nearly 9,000 square feet of space in total and creating 68 jobs.

Tru Bowl Superfood Bar, an acai bowl restaurant chain that started in southern California, celebrated its grand opening at the Folsom shopping center on Monday, Nov. 11.

Wright said Tru Bowl has a total of nine employees.

Another new store opening at Palladio is Carter’s, a retail chain specializing in baby clothing, accessories and essentials.

Carter’s will open its 3,603-square-foot store on Thursday, Nov., 14, employing nine people in total.

Wright said Carter’s is the second children’s store to ever open in Folsom.

“(Cater’s) has such a great reputation that we’re pleased to bring this needed concept to the community as well,” Wright said.

“Folsom is very family orientated, and it’s growing like crazy,” Wright said. “South of (Highway) 50 is adding 13,000 new homes, and to be able to provide healthy options like Tru Bowl (or) family-oriented concepts (suchas) the new Carter’s ... really rounds out the regional draw for the local community. It’s really great for us.”

The city of Folsom released a Central Business District Master Plan last month to "densify" the commercial corridor on East Bidwell and Riley streets.

Released for public review Sept. 30, the master plan area spans 220 or so acres from Sutter Middle School at the edge of the Historic District to Blue Ravine Road.

The original 20th Century Folsom core business area now includes key city attractions such as the Steve Miklos Aquatic Center and Lembi Park. The district features several standard shopping centers, including Walmart, Raley’s, Target, Trader Joe’s and Lowes.

Revitalization of the neighborhood has been a city priority for years, addressed in the 2018 Folsom general plan. The district continues to provide vital services, but is “an underutilized development area,” staff said in the report.

“The study area is intended to be densified by promoting mixed-use development and creating a walkable, bikeable and resilient community, using the concept of the '15-minute city,' " staff said.

The 15-minute city is an urban plan where daily tasks like work, shopping, education, healthcare and leisure can be easily reached by a 15-minute walk, bike ride or public transit ride from any point in the city.

The plan is the result of a year-long effort by a citizens advisory committee, offering a long-term vision to guide future development by aligning land use, infrastructure and branding.

"The plan does not propose any land use changes or specific development projects. Instead, it outlines potential public and private improvements to revitalize the district as funding becomes available," staff said in the report.

Constraints in the neighborhood include poor traffic circulation, safety issues, inconsistent lighting and landscaping and limitations with water and sewer services.

"The area provides vital commercial services, but walkability is hampered by narrow or missing sidewalks, lack of shade in some areas, and absence of multi-modal connectivity systems," staff said.

Waiting times are lengthy at bus stops in the neighborhood, and fail to encourage ridership in wet weather or heat waves.
